2. Home Equity Appreciation Loan (HEAL, up to P6,000,000)

HEAL is available to members who already have an existing Pag-IBIG Housing Loan. It lets you borrow against your property's increased value, up to P6,000,000, depending on your capacity to pay, your existing loan balance, and your property's latest appraisal. 3. Regular Housing Loan, for Home Improvement (up to P10,000,000)
For major renovations or reconstruction that need a building permit, you can apply for a regular Pag-IBIG Housing Loan under its Home Improvement purpose. As of 2026, the loan ceiling runs up to P10,000,000, with promotional fixed rates of 4.5% per annum for loans up to P4.9 million and 5.75% per annum above that up to the P10 million cap, fixed for the first three years under the current promo.
